According to Knight Frank’s Data Centre Atlas 2026, Johor’s incoming pipeline stands at 8,542 megawatts, with a colocation vacancy rate of just 0.7 percent, the tightest in the region. The scale is remarkable. Johor now accounts for around 80 percent of Malaysia’s operational data centre capacity, and its market is valued at close to RM160 billion, second in the Asia-Pacific only to Japan. (AMRO) Much of this was set off when Singapore paused its own data centre growth from 2019, sending investment across the Causeway, and Malaysia has kept the momentum since, approving tens of billions of ringgit in new projects. Demand is now so strong that available colocation space is scarce, which is why the government began restricting new non-AI facilities in early 2026 to manage power and water.
